Understanding the Luxury Pine Villas 18-Month Payment Plan
A clear, step-by-step breakdown of the booking, confirmation, monthly, balloon and possession payments for every floor at Luxury Pine Villas.
Buying a home is easier when you know exactly what you will pay, and when. The Luxury Pine Villas plan spreads the price of a two-bedroom townhouse over 18 months, with the largest single payment due only when you receive your keys.
The plan at a glance
Every floor follows the same structure. Only the amounts change with the price of the unit.
- Booking — 10% to reserve your townhouse
- Confirmation — 20% to confirm the allotment
- 18 monthly instalments — 1% each (18% in total)
- 2 balloon payments — 9% each, paid with the 6th and 12th instalments (18% in total)
- On possession — 34% at handover
That adds up to 100%, with 30% paid upfront and the rest spread across construction and handover.

Per sq ft figures are the price divided by the 1,050 sq ft covered area. 1-bed apartments start from PKR 13,636 per sq ft — ask our sales team for their sizes and payment plan.
How balloon months work
In months 6 and 12 you pay your regular 1% instalment plus a 9% balloon payment, so 10% of the price is due in each of those months. For a first-floor townhouse, that is PKR 1,200,000 in month 6 and again in month 12. Planning ahead for these two months keeps the rest of the schedule light.
Why 34% on possession matters
Paying about a third of the price at handover means a large part of your investment is only due once the home is complete and ready to live in. Brick structure is already standing, and completion is targeted within 12 months.
A worked example: the second floor
For a PKR 11,000,000 second-floor townhouse:
- Pay PKR 1,100,000 at booking and PKR 2,200,000 at confirmation.
- Pay PKR 110,000 a month for 18 months.
- In months 6 and 12, add a balloon payment of PKR 990,000.
- Pay the remaining PKR 3,740,000 on possession.
